What this calculates

This calculator splits a mortgage into the four or five things you actually pay each month, then shows what the loan costs over its whole life. Principal and interest come from the standard amortisation formula. Property tax, insurance, HOA fees and PMI are added on top, because those are the reason a quoted "payment" and the amount that leaves your account rarely match.

How it works

P = principal (amount borrowed)
i = periodic interest rate = annual rate ÷ 12

The payment is a level annuity: the same amount every month, but split differently each time. Interest is charged on what you still owe, so in month one nearly all of the payment is interest and very little reduces the balance. As the balance falls the interest charge falls with it, and the principal portion grows. This is why the balance curve in the chart above is almost flat at the start and steepens toward the end.

Each period the calculator charges interest on the current balance, rounds that charge to the cent, subtracts the remainder from the balance, and repeats. Rounding at every step is what a lender's servicing system does, and it is why the final payment is usually a few cents different from the rest.

Property tax, insurance and HOA fees are divided into monthly amounts and added. They are not part of the loan, so they do not affect the interest calculation at all — but they do affect what you can afford, which is why they belong in the total.

A worked example

A $450,000 home with $90,000 down (20%), financed over 30 years at 6.5%, with $5,400 a year in property tax and $1,800 a year in insurance.

The loan is $450,000 − $90,000 = $360,000.

The monthly rate is 6.5% ÷ 12 = 0.541666…%, and there are 30 × 12 = 360 payments. The formula gives a principal-and-interest payment of $2,275.44.

In the first month, interest is $360,000 × 0.0054166… = $1,950.00, so only $325.44 goes to principal. By the final year that is reversed: almost the whole payment reduces the balance.

Adding $450 a month for tax and $150 for insurance brings the total to $2,875.44. Over 30 years the interest alone comes to $459,164 — more than the amount borrowed, which is the single most useful number on this page.

That total is not simply the payment times 360 minus the principal. Because interest is rounded to the cent every month and the last payment is adjusted to clear the balance exactly, the true figure is a few dollars away from the shortcut arithmetic. This calculator sums the actual schedule rather than taking the shortcut.

Because the down payment is exactly 20%, no PMI is required, and the PMI line disappears from the breakdown.

What this assumes

  • The interest rate is fixed for the whole term. An adjustable-rate mortgage will diverge from this schedule as soon as it adjusts.
  • Payments are made monthly, on time, and in the scheduled amount.
  • Interest accrues monthly on the outstanding balance, rounded to the cent each month, which is how loan servicing systems calculate it.
  • Property tax and insurance are treated as fixed annual amounts divided by twelve. In reality both tend to rise over time.
  • PMI is charged monthly on the outstanding balance at the rate you enter, and is removed automatically once the balance reaches 78% of the original purchase price.
  • Extra payments are applied entirely to principal, in the same month they are made.

What it does not model

  • Closing costs, origination fees, points and prepaid interest are not included. They can add several percent of the purchase price at settlement.
  • This is not an APR calculation. APR folds fees into an effective rate; this shows the payment your note actually specifies.
  • It does not model escrow shortfalls or surpluses, tax reassessments, or insurance premium changes.
  • It does not check whether you would qualify for the loan. For that, use the affordability calculator.
  • Mortgage interest deductibility is not modelled, because whether it benefits you depends on whether you itemise.

Questions

Why is my actual mortgage payment higher than the payment I was quoted?

A quoted mortgage payment is usually principal and interest only. What leaves your account each month typically also includes property tax and homeowners insurance — collected into an escrow account by your servicer — plus PMI if you put down less than 20%, and HOA fees if the property has an association. The breakdown above separates all of these so you can see which part is the loan and which part is everything else.

When does PMI come off?

Federal law requires your servicer to terminate PMI automatically once your loan balance reaches 78% of the original value of the home, provided you are current on payments. You can also request cancellation at 80%, in writing. Both rights come from the Homeowners Protection Act (12 U.S.C. §4902). Note that both thresholds are measured against the ORIGINAL purchase price or appraised value, not against what the home is worth now — so a rising market does not by itself remove PMI under the automatic rule.

How much difference does paying extra each month really make?

More than most people expect, because every extra dollar goes entirely to principal and therefore stops accruing interest for the entire remaining term. Enter an amount in the "Extra payment" field and the schedule recalculates: you will see both the interest saved and how many months earlier the loan closes. The effect is largest in the early years, when the balance — and so the interest charge — is at its highest.

Is a 15-year mortgage better than a 30-year one?

A 15-year term costs far less in total interest and usually carries a slightly lower rate, but the monthly payment is substantially higher — not half as much again, but close to it. The 30-year payment is lower and leaves more monthly room for emergencies, retirement contributions or a higher-return investment. Change the term field to compare the two directly; the total interest figure is where the difference shows up most starkly.

Why does the last payment differ from all the others?

Because the level payment is rounded to the cent. That rounding leaves a tiny surplus or shortfall each month, and after hundreds of payments it adds up to a few dollars. Lenders adjust the final payment to clear the balance exactly rather than adding another month, so the loan always closes on its contracted term. This calculator does the same thing, which is why the schedule ends at exactly zero.

Does this calculator work for a refinance?

You can use it to see what a new loan would cost by entering the new balance and rate, but it will not tell you whether refinancing is worth it — that depends on closing costs and how long you stay. The refinance calculator compares the two loans and works out the break-even point.
